Heating & A/C

The home’s vents, flues, and chimneys should be inspected. The inspector should be able to tell you the water heater’s age, its energy rating, and whether the size is adequate for the house. They should also describe and inspect all the central air and through-wall cooling equipment.

Plumbing & Electrical

The home inspector should thoroughly examine the electrical, water supply, drainage systems, and water heating equipment. Drainage pumps and sump pumps also fall under this category. Poor water pressure, banging pipes, rust spots, or corrosion can indicate larger problems.

Roof & Attic

A good inspector will provide very important information about your roof, roof draining systems, buckled shingles, and loose gutters and downspouts. They should also inform you of the condition of any skylights and chimneys as well as the potential for pooling water.

Basement & Crawl Space

A crawlspace with adequate clearance is one of the few areas of the home that a home inspector might miss. Basement walls should be checked for signs of termite tubes.

Kitchen & Bath

Your inspector should take a close look at walls, ceilings, appliances, and floors; steps, stairways, and railings; counter tops and cabinets; and garage systems. These areas can reveal leaks, insect damage, rot, construction defects, and more.

Structure & Foundation

Your home inspector should be prepared to conduct a thorough foundation and structural inspection that is visible and issue a written report.

When you are buying or selling property, it is important to know the status of the structure and mechanicals so you can make the best decisions possible. It is encouraged you attend the inspection with the inspector so he may show you visually what his findings are and assist you with any questions that may arise. During the inspection, inspectors note the items which need repair and explain practical alternatives with cost-saving recommendations. Clients also receive a detailed report prepared during the inspection. The report often exceeds 20 pages.
